February Development ID hits $284.5M as 2-beds lead buyer demand

February saw continued momentum across the Development ID inventory and contract management platform, which connects developers with nearly 7,800+ active agents. 

258 unconditional transactions were recorded across the platform last month, generating a total sales value of $284,504,180.

Demand was centred around two-bedroom apartments and more affordable price brackets, which accounted for the largest share of transactions.

In February, two-bedroom apartments accounted  for 46% of all transactions, with one-bedroom apartments representing 32% of sales, and larger three-bedroom dwellings capturing19% of activity.

Larger configurations were less common, with four-bedrooms representing 2% of transactions and five-bedroom homes accounting for 1% of February transactions.

Compared with January, February sales activity showed several shifts across price brackets:

  • Sub-$500,000: Increased to 38% of transactions, up from 35% in January, making it the strongest-performing price bracket for the month

  • $500k-$750k: Held steady at 15%, maintaining its January share following the softening seen after December’s peak activity

  • $750k-$1m: Remained stable at 12%, reflecting consistent mid-market demand

  • $1m-$1.5m: Eased slightly to 16%, down from 18% in January, though it continues to represent a substantial portion of transactions as buyers target larger dwellings

  • $1.5m-$2m: Increased to 8%, up from 5% in January, indicating a modest lift in higher-value purchases

  • $2m+: Activity remained selective, with $2m-$3m accounting for 5% of transactions, while sales above $3m represented only a small share of overall activity
