September enquiry data from a-d.com.au shows buyers entering the market with higher budgets and a clear preference for three-bedroom stock.
Nationally, almost a quarter of all leads (24%) cited budgets between $1m–$1.5m, up from 21% in August.
This budget range now stands alone as the most common, after the $750k–$1m bracket fell from 21% to 16.6% over the same period.
In terms of product preference, 3-bedroom dwellings were the most sought-after in September, accounting for 41.3% of enquiries.
While this was down from 46.9% in August, 3-beds maintained a narrow lead over 2-bedroom stock, which made up 40.7%.
When it comes to how buyers want to be communicated with, the majority continue to prefer digital-first channels. Email remained the dominant choice at 70.1% of leads, though SMS edged higher to 20.6%, up from 20.2% in August. Phone calls remained the least popular option.
