October enquiry data from a-d.com.au shows buyers continuing to favour higher-budget properties, with clear demand for 3-bedroom dwellings and a strong preference for digital communication.
Nationally, 27% of all leads cited budgets between $1m–$1.5m, up from 24% in September. This range remains the most common budget bracket, further widening the gap from mid-range price points that continue to soften.

In terms of product preference, 3-bedroom dwellings accounted for 43% of all enquiries, up from 41.3% in September. 2-bedroom stock followed at 39%, showing a slight decline from 40.7%, while other configurations made up 18%, largely unchanged month-on-month.
When it comes to communication preferences, buyers remain overwhelmingly digital-first. Email is the dominant channel at 71%, a slight rise from 70.1% in September. SMS remained steady at 20%, just below 20.6% last month, while phone enquiries slipped slightly to 10%, down from 9.3%.
