November data shows downsizers out in front, with buyer urgency on the rise

November activity on a-d.com.au highlights enquiry clustering around high-amenity, well-connected pockets across the eastern states.

Norwest (NSW), East Brisbane (QLD), and Glen Iris (VIC) emerged as the top suburbs for lead generation, each representing a different but complementary buyer motivation: masterplanned living in growth corridors, inner-urban convenience, and premium middle-ring neighbourhood prestige.

Nationally, November delivered a clear shift in buyer composition. Downsizers, while still the single largest market, stepped back from October’s peak to 24%, returning to the same share seen in July.

Meanwhile, Other Owner Occupiers rose to 22% - their highest point of the financial year - signalling strengthening activity from upgraders and rightsizers repositioning within established communities.

First Home Buyer enquiry continued its softening trajectory, now sitting at 19% following several months of gradual decline.

Buyer urgency also increased meaningfully in November: those intending to purchase within 1-3 months surged to 27%, overtaking all other timeframes and marking the strongest level of short-term intent seen this financial year.

In contrast, the 6-12 month window continued its steady decline as more buyers moved closer to a purchasing decision.

The long-term 12-18 month and 18+ month decision-makers remained stable, preserving a reliable pipeline of future demand while the market becomes more action-ready at the top end.
